The realty market in Mumbai has been faring quite well, as the developers have been adopting crafty ways to attract the buyers. Majority of the projects tagged under green buildings are not green in the actual sense. Developers are misleading the buyers with the ?green building? tag only to boost their sales. No doubt, a buyer who is conscious about a healthy lifestyle would invest in such a project without having a second thought.
As per studies, a large number of luxury projects as well as residential properties in Mumbai have been tagged as green buildings by the developers just to attract the buyers. To avoid such traps, it is very important that a home buyer checks the authenticity before planning to invest in a green building. Since people are quite conscious about the healthy?lifestyle, green building projects are widely accepted throughout the country.
As per some reports, the green certified buildings are given priority for the environmental clearance rather than conventional buildings which obtain clearance certificate only after a year or two.
On the other hand, despite the green?architecture?being in trend, there has been poor response for the scheme. The key reason for the poor response of the green building is the process of securing an official green certificate as the process is quite?lengthy?and costs lakhs of?rupees.

The developer also said that acquiring a green certificate is quite a challenge and that he was not aware about the incentives involved despite his three ongoing green certified projects. The developers from Mumbai feel that the state government should initiate a measure to encourage green trends.
