Buyers misled and lured by the ?Green Building? tagged projects!

greenThe realty market in Mumbai has been faring quite well, as the developers have been adopting crafty ways to attract the buyers. Majority of the projects tagged under green buildings are not green in the actual sense. Developers are misleading the buyers with the ?green building? tag only to boost their sales. No doubt, a buyer who is conscious about a healthy lifestyle would invest in such a project without having a second thought.

As per studies, a large number of luxury projects as well as residential properties in Mumbai have been tagged as green buildings by the developers just to attract the buyers. To avoid such traps, it is very important that a home buyer checks the authenticity before planning to invest in a green building. Since people are quite conscious about the healthy?lifestyle, green building projects are widely accepted throughout the country.

As per some reports, the green certified buildings are given priority for the environmental clearance rather than conventional buildings which obtain clearance certificate only after a year or two.

On the other hand, despite the green?architecture?being in trend, there has been poor response for the scheme. The key reason for the poor response of the green building is the process of securing an official green certificate as the process is quite?lengthy?and costs lakhs of?rupees.

According to a developer, the?construction?material and the technology involved in the certification of the green building increases the cost of the project by 10 percent. The developer also said that acquiring a green certificate is quite a challenge and that he was not aware about the incentives involved despite his three ongoing green certified projects. The developers from Mumbai feel that the state government should initiate a measure to encourage green trends.

What is a green building?

?Green building means designing and constructing buildings that uses minimal resources, efficient and durable and eliminates its negative impacts on the environment and living beings. They are healthy to live in and are also affordable.

A green building has a?large?number of benefits which can be?categorized?into social, economical and environmental.

Social benefits:

- Green building reduces the poor indoor environmental quality (IEQ) which is caused due to insufficient air circulation, poor lighting, mold growth, varied temperature, carpeting, furniture materials, toxic chemicals, paints and other pollutants. All of the above cause respiratory problems and allergies.Further, green building results in ample amount of ventilation and eradicates non-toxic materials paving way for comfortable and healthy living.

- Green building leads to healthier lifestyle which preserves natural environment affording to a variety of recreation and exercise?opportunities. The concept also provides alternatives for public transport, bicycling and driving. This will further have an impact on global health and traffic.

Economical benefits :

- Green building saves energy and water through the resource efficiency provided by green design and technology. This eventually reduces the operation costs and offers dramatic long-term savings.

- Green building increases the property value through the low operating costs and easy maintenance. It also?contributes?for lower?vacancy?rates?and?higher property values.

- Green building decreases the?infrastructural?strain as it exerts lower demand on the local power grid and the water supply increasing the capacity of the local?infrastructure.

Environmental benefits:

- Green building reduces emission. The pollutants when released by the fossil fuels, cause a global climatic change and produce contaminated air. This leads to problems like acid rains, smog, reduction of ozone layer and so on. The green building techniques like solar powering, facilitation of public transport and others create energy?efficiency?by reducing harmful emissions.

- Green building helps in water conservation as the recycling of rainwater and?grey water?can preserve the potable water. This saves excessive water.

- Green building helps in storm water management through green roofs and building surfaces.

- Green building helps in temperature moderation. The?urban?heat is produced from the retention properties of the tall buildings and urban materials. All of these materials can be replaced with the green building materials and designs.

- Green building helps in waste reduction. The alternative technique of green building deconstruction decreases the waste production.

Murdoch phone-hack scandal: UK cop jailed

Alastair Grant / AP, file

Detective Chief Inspector April Casburn of the London Metropolitan Police was jailed for offering to sell Rupert Murdoch's now-defunct News of the World information about an investigation into phone hacking.

By Michael Holden, Reuters

LONDON -- A senior British counterterrorism police officer was jailed on Friday after becoming the first person to be convicted following a massive police investigation into alleged phone-hacking centered on Rupert Murdoch's British newspapers.

Detective Chief Inspector April Casburn, 53, was jailed for 15 months for misconduct in a public office after she was found guilty last month of offering to sell details about the phone-hacking inquiry to Murdoch's now-defunct News of the World tabloid.

?"It was ... a corrupt attempt to make money out of sensitive and potentially very damaging information," said Justice Adrian Fulford.

Senior judge Brian Leveson remarks on the findings of his yearlong inquiry into the phone-hacking scandal that shook up British media.

Casburn called the News of the World on Sept. 11, 2010, when police were in the early stages of examining claims that journalists from the paper had illegally accessed the voicemails of mobile phones in a bid to find stories.

Prosecutors said she phoned asking for money in an attempt to undermine the investigation because of her perception that she had been wronged and sidelined by police colleagues.

She denied asking for payment and said her intention was to raise the alarm over what she viewed as a waste of counterterrorism resources on hacking, when they should have been concentrating on preventing attacks in the run-up to the anniversary of the Sept. 11, 2001, attacks on the United States.

Casburn, head of a counterterrorism financial investigations unit at the time, testified that she had been incensed by the attitude of senior officers, who regarded the hacking probe as "a bit of a jolly" and a chance to interview celebrity hacking victims such as the actress Sienna Miller.

The judge, however, said her actions could not be described as those of a whistle-blower, adding that if she were not in the process of adopting a child, he would have jailed her for three years.

"If the News of the World had accepted her offer, it's clear, in my view, that Ms Casburn would have taken the money and, as a result, she posed a significant threat to the integrity of this important police investigation," Fulford said.

Detectives are now not only investigating these allegations, but also whether journalists paid cash to public officials, including police officers, for information.

Casburn is the first person to be convicted in a scandal that escalated into a?much wider crisis?embroiling the top echelons of the British establishment, media, and police, and led to Murdoch closing down the News of the World in July 2011.

Marlboro maker Altria 4Q profit up 32 percent

(AP) ? Marlboro maker Altria says its fourth-quarter profit rose about 32 percent as it commanded higher prices for cigarette and smokeless tobacco.

The owner of the nation's biggest cigarette maker, Philip Morris USA, on Thursday reported net income of $1.1 billion, or 55 cents per share, for the period ended Dec. 31. That's up from $836 million, or 41 cents a share, a year earlier. The results beat Wall Street expectations by a penny.

Revenue, excluding excise taxes, rose 3 percent to $4.46 billion. Analysts expected $4.35 billion.

Altria Group Inc., based in Richmond, Va., said cigarette volumes grew less than 1 percent, bolstered by top-selling Marlboro and discount brands like L&M. Volumes for its smokeless tobacco products rose nearly 10 percent and cigar volumes fell less than 1 percent.

Study evaluates the link between sedentary time and death among cancer survivors

Spending a lot of time watching television after breast cancer diagnosis is not linked to death in these breast cancer survivors. It appears that after accounting for self-reported physical activity levels after diagnosis, sedentary behavior was not an independent risk factor for death. These findings by Stephanie George, from the National Cancer Institute, and her colleagues, are published online in Springer's Journal of Cancer Survivorship.

On the one hand, research indicates that taking part in regular, moderate-to-vigorous intensity physical activity after a breast cancer diagnosis may reduce the risk of death. On the other hand, it has been suggested that sedentary time may have negative health consequences. George and team's study is one of the first to evaluate the link between sedentary time and death among cancer survivors, in order to help inform lifestyle recommendations for this expanding and aging population.

Two and a half years after diagnosis, 687 women diagnosed with breast cancer, who took part in the Health, Eating and Lifestyle (HEAL) Study, were asked about the amount of time they spent sitting watching television, and the type, duration and frequency of activities they performed in the past year. They were then followed up for a further seven years, during which time the researchers recorded 89 deaths.

Overall, women who watched the most television were older, more overweight and less active than those who watched the least. More deaths were observed for those who watched the most vs. the least television. However, once self-reported physical activity levels were taken into account along with other important risk factors, the relationship authors observed between television watching and death was weakened and no longer significant.

Dr. George concludes: "It is possible that there is no true independent relationship between post-diagnosis television time and death. HEAL survivors who reported the most television time also reported the equivalent of 140 minutes per week of moderate-to-vigorous intensity physical activity - which is the amount recommended to all adults for general health. Perhaps with this amount of recreational activity, television time may not have an independent effect on survival."
