I wanted to give you an update on the two recent foreclosures that came on the market here in Coconut Grove.? The first was?located at 3701 Kumquat?Avenue (click to view my June 8th post on this house) and was listed?for $379,900.? It was 1,467 square feet of living space on a 12,943 square foot lot.? I didn?t have a chance to see inside this one but from the pictures it looked like it was in?decent condition.? The property sold for $365,000 or $248.00 psf.? In my opinion, considering that the house is located on the corner of Douglas Road and Kumquat?Avenue it sold?for fair market value and was certainly not a steal.

Second, the foreclosure that came on in the gated community of Four Way Lodge Estates (click to view my July 29th post on this house)?priced at $1,880,700 went under contract in a matter of days.? This home needed significant repairs and renovations and offered 6,933 square feet of living space on a 10,574 square foot lot.? As soon as the final sale price hits the MLS, I will be sure to let you know.
